Property Description

No32 is a three storey townhouse with ground floor access and features a large lounge, small dining room, sun porch, kitchen and utility room.  Five bedrooms, one en-suite along with two large bathrooms and two further shower rooms.  The house also benefits from parking for up to two cars and a small private walled garden.

The Area

No32 is well located in town between both Old and New Town and is within a 20 minute walk of most Edinburgh attractions.  Just a short walk to the Lochrin Basin and start of Union canal it is equally close to The Meadows and is near to The West end of Princes St and also the West Port heading to the Grasmarket.  Also ideally located for festival venues with many within walking distance.  Well placed too for theatres with the Kings Theatre at the end of the road and Lyceum. Usher Hall and Traverse theatre within a five minute walk.

 

The rooms

The entrance vestibule and hallway benefit from original tiled floors.  These lead through to the large bay windowed lounge with seating for all guests.  Working shutters provide privacy and the room also benefits from a gas fire.

Kitchen

The well equipped kitchen and utility room lead out the private and secure small walled garden

 

Bedrooms

Bedroom 1.   Cosy double room on the first floor.

Bedroom 2.  The Master room has a King size four poster room. Two additional single beds can
be added as necessary.

Bedroom 3.  An en-suite room that can accommodate three single beds.

Bedroom 4.  On the second floor this bedroom can accommodate up to four single beds and is
served by the spacious shower room.

Bedroom 5.  King Size room to the rear of the property served by the large adjacent bathroom.

Extras

Utility room. Has a washer dryer and additional fridge along with iron and ironing board.  The fifth w/c and shower room is also found to the rear of the                                      utility room.

All bed linen and towels are provided.

Hairdryers in each bedroom.

 

House rules

Although we cater for large groups this is not a party house. Please do not attempt to book this property if looking for a party pad.

Smokers please use the back garden.

No banners to be displayed on the exterior of the property nor from windows. Any interior decorations to be fixed to woodwork only with blue tac, not Sellotape and nothing attached to wallcoverings.
